1. Nature of Services
Da Handy Guys ("The Company") operates as a Verticalized Renovation Consultancy and Micro-Design-Build firm. We provide project management, design consultation, logistics provisioning, and technical construction services. By engaging with our digital platform or accepting a project assessment, you ("The Client") acknowledge that our role is to act as the central point of accountability for your project.
2.The Project Assessment
- Estimates vs. Assessments: All initial pricing provided is a "Market Assessment" based on current localized data (including third-party benchmarks like Homewyse). These are not final binding contracts until a formal Scope of Work is signed.
3. Verticalized Specialists & Licensing
- Project Lead Role: The Company manages the project lifecycle. Where licensed trades (Plumbing, Electrical, HVAC) or professional services (Architects, Expeditors) are required by Chicago municipal code, The Company will coordinate with our network of vetted, licensed partners.
- Permitting: Unless explicitly stated in the "Inclusions," the Client is responsible for all municipal permit fees. The Company can act as a "Permit Liaison" for an additional consultancy fee.
4. Client Responsibilities
- Site Access: The Client must provide consistent access to the project site for our Techs and Provisioning staff during the agreed-upon hours.
- Owner-Performed Work: If the Client opts to perform portions of the work (e.g., painting), those areas must be completed according to the project schedule to avoid "Slippage Fees."
5. Financial Terms & Stage-Based Payments
- Payment Schedule: Payments are tied directly to the Project Stages as outlined in the signed Scope of Work (SOW).
- Stage Completion: Upon the completion of a defined stage (e.g., "Demolition," "Rough-in," "Finishes"), an invoice for that stage's value will be issued. Payment is due immediately upon stage sign-off by the Project Lead.
- Change Orders: Any work requested outside of the "Inclusions" JSON will be treated as a Change Order and may create a new "Stage" or be added to the final closeout payment.
- Slippage: Delays caused by the Client may result in a daily "Provisioning Hold Fee" to cover the cost of maintaining our dedicated crew and logistics chain.
6. Warranty and Limitations
- Third-Party Materials: Warranties on materials (vanities, tile, faucets) are provided by the manufacturer.
- Pre-Existing Conditions: As a consultant, we perform "Feasibility Studies," but we are not responsible for undisclosed structural, electrical, or plumbing hazards discovered behind walls (e.g., "black spots" or legacy rot) not explicitly listed in the Scope of Work.
7. Dispute Resolution
Any disputes arising from this agreement shall be governed by the laws of the State of Illinois and shall be resolved through binding arbitration in Cook County, Chicago.
